Composting & Recycling
Which bin is composting and which is recycling?

Composting is collected in the green 64-gallon toter.

Recycling is collected in the medium and large recylcing bins marked with the recycling symbol located next to each dumpster.
What goes in composting and what goes in recycling?

Composting is for food scraps only, as outlined by the City of Austin and on the toter itself.

Recycling includes paper, hard plastics, metals, glass, and cardboard, per City of Austin guidelines.

Trash & Bulk Items
Do I have to take my trash to the dumpster, or can it be left by my front door?

All residents must take trash directly to the dumpster.

Trash and furniture may not be left outside unit doors or in breezeways, as this can cause staining and obstruct breezeways.
Clubhouse & Amenities
Can I access the bathrooms in the gym?

Gym bathrooms have been unlocked for resident use as of 12-2-25.

Residents who allow other individuals into the gym are responsible for those individuals’ actions. Please use caution when entering.
Pest Control
Do we get pest control, and when do they come?

Basic pest control services are covered by the HOA and occur every Wednesday.
Does pest control spray every building?

Pest control sprays the base of three buildings per week.

Breezeway or upper-floor treatments must be requested if needed.
Why doesn’t pest control spray second- and third-floor breezeways?

Most crawling pests must cross treated ground-level areas to reach upper floors, so treatment of upper floor breezeways is not necessary.

Flying pests can enter through patios or windows, so full prevention is not possible.
If I have an infestation, who is responsible?

Owners must notify management if pest activity appears.

If an infestation spreads to other units, the originating unit may be responsible for associated costs.
Units, Maintenance & Utilities
My doors or windows need replacement—who is responsible?

Owners are responsible for doors and windows.
-
Replacement doors must match community style and paint color.
-
Material choice is at the owner’s discretion.
Why does the grass look brown?

The City of Austin is under Stage 2 water restrictions, limiting watering to Tuesdays only.
I received a water notice from Hocutt—do I pay this separately?

No. Hocutt notices are informational and help identify high usage or leaks before monthly billing. Payments are made on the owner portal in AppFolio.
Water is leaking into my unit from above—what should I do?

You may first attempt to contact the unit above if appropriate. You may also ask the association to contact them on your behalf.

Proof of the leak source is required before invasive repairs/inspections are performed to the unit above and must be provided by affected unit.

Management can assist with communication once the source is identified.
A common-area light is out—who do I contact?

Renters should contact their landlord.

Owners should submit a work order through AppFolio.
Theres ice on the sidewalks and stairs, why doesn’t the Association salt them?
-
Since the Association is on private property, applying salt to driveways or stairwells could create a reasonable expectation that those areas are fully safe from slipping hazards. If a resident or guest were to slip in an area where salt had washed away, refrozen, or proved insufficient due to worsening or unforeseen conditions, the Association could face potential liability costs for resulting injuries.
Can we salt or remove the ice ourselves?

Of course, while the association cannot do it for liability reasons, our documents do not prevent residents from doing so with approved materials (Magnesium chloride, Calcium Chloride, Rock Salt, etc.).
I need to shut off my water, where is the shut-off valve located?

Shut-off valves are located above the water heater just before the water meter.

If you have a plastic or PVC valve you will need to contact us prior as they have a history of breaking. If you have a brass or metal valve you do not need to contact us.

I have a new tenant—what is required?

My unit is vacant and listed—anything I should know?

Lockboxes must be placed on nearby railings.

Curtains should remain closed to reduce the risk of unauthorized entry.
Pets
Residents are not picking up after pets—what should I do?

If you know the unit, notify the office.
-
If not, you may submit a photo of the culprit to the office.
Parking, Towing & Registration
How often does towing come by, and where can guests park?
-
Towing patrols three times per night.
-
All residents and guests must register vehicles at www.registermyplate.com.

Guests must park in marked visitor spaces near the clubhouse and Building 1.

Residents must use assigned parking; additional vehicles may use open parking.
What is open parking?

Any space not designated as reserved, carport, visitor, or garage.
When can guests register?
-
Once resident/tenant registration is approved.

Pending registrations will prevent guest access—insurance verification is the most common issue.
Do I need a parking sticker?
-
No. As of 9-1-25, stickers are no longer valid. Verification is done online.
I have more than one vehicle—can both be on site?
-
One vehicle per person is standard.
-
Exceptions may be granted for valid reasons (medical, work, show vehicles, etc.) and must sign the additional vehicle form.
Who approves exceptions?

The Board reviews and approves requests.
If approved for a second vehicle, is anything else required?
-
Yes. A special acknowledgment form must be signed outlining parking conditions.

How long is guest registration valid?

Guest registration is valid for 24 hours.
-
Re-registration is allowed up to 6 hours before expiration.
How many guests can I have?
-
No limit on guests, but vehicle registrations are limited to 5 per night, with a hard cap at 10.
Why is there a vehicle limit?
-
There are only 18 visitor parking spaces, and a higher number of guests may restrict access for others.
